Seller Services

This is my pledge of service in marketing your home.

 1. Business Practices:

  • Keep all aspects of the transaction confidential.
  • Return client calls within four hours or less.
  • Solicit management assistance immediately if a problem develops in any part of the transaction.

 2. Marketing:

  • Provide a written marketing plan, including a schedule of Open Houses.
  • Prepare a comparable market analysis showing similar properties in the same area that are currently on the market, and those recently sold.

3. Processing the Listing — the first 24 hours:

  • Take photos of property.
  • Submit listing and photos to MLS web site.
  • Place listing and photos on my personal web site.
  • Send listing and photos to other agents for placing on their web sites.
  • Arrange for a sign to be placed on the property.
  • Put a lock box in place.

4. Servicing the Listing

  • Call Clients each week with a complete update.
  • Personally host all Broker Open Houses.
  • Call Clients after each Broker Open to provide feedback.
  • Place ads in newspapers regarding the property.
  • Mail "Just Listed/Open House" post cards to surrounding neighborhood.
  • Schedule a monthly appointment with Clients to review and update the marketing plan, update the comparable market data and discuss positioning with respect to the price.

5. Service to Clients during the negotiation of an offer:

  • Present all offers and counteroffers in person.
  • Call or email Clients at least once a day to keep them informed.
  • Personally deliver all executed documents whenever possible.
  • Provide copies of all documents to Clients as soon as possible after signing.

6. Service to Clients while the property is under sales contract:

  • Instruct the title company to open escrow and to keep agents informed of all transaction activity.
  • Deliver transaction documents to Clients personally whenever possible. Review documents with Clients, obtain signatures and return to escrow as soon as possible.
  • Monitor Buyer's deposit of funds.
  • Monitor transaction for timely completion of all contingencies.
  • Contact Clients to arrange for all inspections.
  • Assist Clients in obtaining estimates for repairs, as necessary.
  • Monitor status of Buyer's loan and report to Client.
  • Monitor status of Buyer's fire insurance.
  • Coordinate closing logistics.
  • Monitor date and time of Buyers signing of final documents.
  • Attend closing with Clients
  • Personally inform Clients when sale is recorded.
  • Transfer keys and garage door openers from Clients to Buyers.
  • Follow up with Clients to make sure they received all final documents.
